Buying a home... When it is the best time to buy?
 

The fact is that the best time to buy is when you are ready! Don’t let the market changes influence your timing. Since no one can predict the future and interest rates are generally higher when the supply is greater than the demand, and prices tend to be more competitive.

 

For example, as you wait for prices to go down, interest rates are rising. A house that sold for $625,000 at 6.2% interest rate in January 2006, generated a mortgage payment of $3,062.00 (with 20% down payment or a second mortgage). Let’s take that same house in today's market. Maybe the house has been in the market for few weeks and the Seller decided to reduce to $600,000. Now, as you purchase this house with 20% down payment (or a second mortgage), at the new 6.9% interest rate, your mortgage payment will be $3,161.00.

Now, the mortgage payment is only one part of your loss: there are the tax benefit that you missed out for last 6 months, the rent payments that you made towards your landlord’s mortgage, but above all, you waited 6 months to enjoy your new home.
